Letting Procedures and Costs

Properties are normally available on an initial six or twelve month Assured Shorthold Tenancy.

Many tenancies continue on a month to month basis after the initial term.

We will of course have to reference any ingoing tenant and our procedure provides credit checks, employment/income confirmation and any previous landlord reference.

Current Employer (if you are self employed you may need to provide copies of trading accounts and an accountants reference.

Couples will normally be required to complete a joint tenancy agreement with all parties fully responsible for the whole of the rent and other commitments

Miller Briggs & Co. act as agents for the landlords, some of whom will not accept tenants initially on Housing Benefit. Please enquire.

Fees are charged to carry out the referencing and the drawing up of any tenancy agreement as follows:

Single applicant                 £60.00 (incl. VAT)

Joint application                 £90.00 (incl. VAT)

Guarantor                           £60.00 (incl. VAT)

Fees for preparation of the Tenancy Agreement £120.00 (incl. VAT)

Proof of residence (for the previous 12 months) and proof of ID is also required on completing the application form.
